Homestead Exemptions



If you purchased and closed on your new home between January 2, 2006 and January 1, 2007, it is now time to file for your homestead exemption.

Each County Government gives certain exemptions to its citizens which are applied against the property tax assessment to lower the real property tax bill.  The requirements for the basic homestead exemption are as follows:

     1. You must own the property as your legal residence on January 1, 2007.
     2. You only are required to file the homestead exemption once.
     3. You must occupy the property as your principal residence.
     4. You must have all automobiles owned by you registered in the county where you are filing.
     5. You or your spouse cannot be claiming a homestead exemption in another city, county or state.

There are additional exemptions available in some counties for senior citizens and disabled persons.  You may apply by mail or your may file in person.  If you are applying by mail, we suggest you send the form via certified mail, return receipt requested as proof of your filing.  If in the future you change the way title to your property is held, you must re-file you homestead exemption application.

You will need your recorded warranty deed as proof of ownership of your property to file your homestead exemption application.  You should have received your original recorded warranty deed via regular mail from the attorney who performed your closing a couple of months after your closing date.  In the event you have not yet received your recorded warranty deed, you may also use your settlement statement from your closing as proof of ownership of your property.  If you need us to send you a copy of your settlement statement, just let us know.
