Those persons owning and occupying property as a permanent residence as of January 1, 2007 may apply for the homestead exemption anytime before MARCH 1, 2007.  Please review the Gwinnett County Homestead Exemption Table to review the qualifications for each type of homestead exemption.

A new homeowner should receive a homestead application in the year following your purchase. If you do not receive an application by February 1, 2007, please contact the Gwinnett County Tax Commissioner's office at 770-822-8800 and a duplicate will be mailed to you or you may request an application form on line.  Your homestead application will be used to qualify you for the regular homestead exemption, as well as the county value offset exemption (see Value Offset Exemption below).

A homestead exemption, as well as the value offset exemption, is available to property owners who occupy their home as their primary residence.  Additional exemptions are available to those aged 62 or over and those 100% disabled.  If your property is rented or you do not reside there, you are not eligible for any exemption.  Once you receive this exemption, you do not have to reapply each year unless there has been an ownership change by means of a legal instrument.  If you miss the deadline of March 1, you may apply for the savings on the following year.  It is not necessary for you to apply in person.  For your convenience, the Office of the Tax Commissioner will mail the homestead application to you, and you may mail it back to them after you have completed the form.

Applications are available any time.  If you move before January 1 but still own the property, you are not eligible for homestead exemption.  Please notify the Office of the Tax Commissioner if this occurs.  We recommend sending your application via certified mail, return receipt requested.

Attach a copy of your recorded warranty deed with your application as proof of ownership.  If you have not yet received your recorded warranty deed, attach a copy of your settlement statement from your closing as proof of ownership of your property.

1. S1R - REGULAR HOMESTEAD EXEMPTION

  • For all property owners who occupy the property as of January 1, 2007.

  • No income or age limit.

  • This exemption includes $10,000 off the assessed value on county, $4,000 off school, $7,000 off recreation, and $2,000 off state.

  • 2. S3 - REGULAR SCHOOL EXEMPTION

  • Must be 62 years old as of January 1, 2007.

  • Add the taxable social security (line 20B from the 2006 Federal 1040 tax return) and taxable retirement / IRA income (lines 15B and 16B from the 2006 Federal 1040 tax return) for claimant and spouse.  Deduct the maximum amount allowed by social security, which is $49,272.  Add the remaining amount plus all other taxable income.  After subtracting the state deductions (line 11C or 12 from the 2006 Georgia 500 tax return), the remaining amount cannot exceed $10,000.

  • This exemption includes $10,000 off the assessed value of county, $10,000 off school, $10,000 off school bond, $7,000 off recreation, and $2,000 off state.

  • 3. S4 - SENIOR SCHOOL EXEMPTION

  • Must be 65 years old as of January 1, 2007.

  • Add the taxable social security (line 20B from the 2006 Federal 1040 tax return) and taxable retirement / IRA income (lines 15B and 16B from the 2006 Federal 1040 tax return) for the total household.  Deduct the maximum amount allowed by social security, which is $49,272.  Add the remaining amount plus all other taxable income.  After subtracting the state deductions (line 11C or 12 from the 2006 Georgia 500 tax return), the remaining amount cannot exceed $10,000.

  • This exemption includes $10,000 off the assessed value on county, $4,000 off county bond, $10,000 off school, $10,000 off school bond, $7,000 off recreation, $4,000 off fire, and $4,000 off state.

  • 4. S5 - DISABLED VETERAN EXEMPTION

  • Requires a letter from the Veteran's Administration stating you are 100% service connected disabled.

  • This exemption extends to the un-remarried widow/widower of the disabled veteran.

  • No age or income limit.

  • This exemption includes $50,000 off the assessed value on county, county bond, school, school bond, fire, recreation, and state.

  • 5. SS - SURVIVING SPOUSE EXEMPTION

  • Requires a letter from the Secretary of Defense stating un-remarried surving spouse receives spousal benefits as a result of the death of spouse who was killed or died as a result of a war or armned conflict while on active duty.

  • No age or income limit. This exemption includes $50,000 off the assesed value on county, county bond, school, school bond, fire, recreation, and state.

  • 6. S6 - FLOATING HOMESTEAD EXEMPTION - BASED ON INDIVIDUAL ASSESSMENT

  • Must be 62 years old as of January 1, 2007.

  • Total household income cannot exceed $30,000 (no exclusions).

  • This exemption applies to the house and five acres of property.

  • Exemption will not freeze assessment on school tax.  (This exemption requires forfeiture of your regular exemption.  Your parcel must have a substantial increase in the assessment value in order to receive a benefit similar to the regular homestead exemption).

  • 7. L1 - DISABILITY EXEMPTION

  • Requires letter signed by your doctor stating that you are 100% totally and permanently disabled as of January 1, 2007.

  • No age or income limit.

  • This exemption includes $10,000 off the assessed value on county, $4,000 off county bond, $4,000 off school, $4,000 off school bond, $7,000 off recreation and $2,000 off state.

  • 8. L3A - $20,000 SENIOR EXEMPTION

  • Must be 65 years old as of January 1, 2007.

    B. Add the taxable social security (line 20B from the 2006 Federal 1040 tax return) and taxable retirement / IRA income (lines 15B and 16B from the 2006 Federal 1040 tax return) for claimant and spouse.  Deduct the maximum amount allowed by social security, which is $49,272.  Add the remaining amount plus all other taxable income.  After subtracting the state deductions (line 11C or 12 from the 2006 Georgia 500 tax return), the remaining amount cannot exceed $10,000.

  • This exemption includes $20,000 off the assessed value on county, $20,000 off school, $20,000 off recreation, and $2,000 off state.

  • 9. L5A - SENIOR SCHOOL EXEMPTION

  • Must be 65 years old as of January 1, 2007 or 100% disabled.  If disabled, a signed letter from your doctor stating that you are 100% totally and permanently disabled is required.

  • This exemption applies to the house and one acre of property.

  • Must own and occupy residence within the Gwinnett County School District as of January 1 of the current tax year.

  • Add the total taxable income for claimant and spouse (line 22 from the 2006 Federal 1040 tax return).  Deduct the maximum amount allowed by social security, which is $49,272, and the state deductions (line 9 plus 11C or 12 from the 2006 Georgia 500 tax return).  The remaining amount cannot exceed $25,000.

  • This exemption includes total exemption from all school and school bond tax, $10,000 off the assessed value on county, $7,000 off recreation, and $2,000 off state.

  • **SPECIAL NOTE**

    If you are adding or deleting a person's name on a deed, you must re-file for homestead. Refinancing your home will not affect your exemption.

    If you reside within the city limits of Dacula, Grayson, Lawrenceville, Lilburn, Snellville, or Sugar Hill, your application for a county exemption will also facilitate any applicable city exemption for which you may be entitled.

    By filing an application for homestead exemption in 2007, your application will also be used to qualify you for The County Value Offset Exemption, which is in addition to any homestead exemption for which you may be entitled.  The Value Offset Exemption will offset future assessment increases for the county portion of your tax bill. It does not affect city, school, or state taxes.
